The London Borough of Hammersmith & Fulham (LBHF) manages a large and diverse housing portfolio, committed to improving safety, sustainability, and quality of life for its residents. With a focus on creating safer, more efficient, and environmentally responsible living environments, the council sought to modernise its lighting infrastructure across all communal areas.

Project Overview

Lux Bright partnered with LBHF on a large-scale programme to upgrade all non-emergency and emergency lighting across the borough’s communal housing areas. The project’s primary goal was to implement a self-monitoring and reporting lighting system, ensuring full compliance with safety standards while significantly improving environmental and economic efficiency.

Our Approach

The project involved replacing outdated fluorescent lighting with modern LED systems, incorporating Lux Bright’s SMARTLED remote monitoring technology. This intelligent system automates all monthly and annual emergency lighting testing, removing the need for physical access by maintenance staff and guaranteeing uninterrupted testing and reporting.

By leveraging SMARTLED, LBHF achieved exceptionally high compliance with BS5266 standards, ensuring that no test is ever missed due to access limitations. The automated monitoring and reporting features provided the council with real-time performance data and streamlined maintenance procedures.

Technical Assurance

All lighting designs and upgrades were carefully planned to optimise performance, efficiency, and longevity. The replacement of ageing fluorescent fittings not only improved illumination quality but also ensured ongoing compliance with modern safety and emergency lighting regulations.

Results

The initial phase of the project delivered remarkable results, achieving:

  • Over 1,000 tonnes of CO₂ saved in Phase 1 alone, highlighting significant environmental gains.
  • Economic savings of approximately £500,000, achieved through reduced energy consumption, lower maintenance costs, and automated testing efficiencies.
  • Enhanced living environments, with brighter, more reliable lighting contributing to a greater sense of safety and comfort for residents during non-daylight hours.

Following the success of the initial rollout, LBHF extended the project into further phases, recognising its combined environmental, social, and financial benefits. The borough now benefits from a sustainable, compliant, and intelligent lighting infrastructure that supports both resident wellbeing and long-term operational savings.
