Metropolitan Thames Valley Housing (MTVH) is one of the UK’s leading housing associations, responsible for providing safe, compliant, and sustainable homes across its portfolio. Project Overview

Working alongside MTVH’s electrical framework provider, Lux Bright collaborated to advance the capabilities of its SMARTLED system — an automated emergency lighting testing and reporting solution. MTVH wanted to take automation beyond standard monitoring and reporting, aiming to create a fully integrated process that could not only detect issues but also initiate, manage, and close maintenance tasks automatically.

Our Approach

The SMARTLED system was designed to automatically report the success or failure of monthly emergency light testing, but MTVH required an enhanced level of integration. Specifically, they wanted the system to respond proactively when an issue occurred — for example, a battery failure.

Lux Bright worked in partnership with Riskbase, MTVH’s asset and task management software provider, to achieve this. Each light fitting was configured as an individual asset within the Riskbase platform. As a result, when SMARTLED detects a fault, such as a failed test or component issue, the system now automatically raises a maintenance job with MTVH’s incumbent electrical contractor. Once the repair is completed and verified, the system closes the task automatically, maintaining an accurate audit trail without the need for manual intervention.

Technical Assurance

This integration ensures that MTVH’s emergency lighting compliance is both automated and traceable, with full alignment to relevant safety standards. The collaboration between Lux Bright’s SMARTLED system and the Riskbase platform provides seamless data exchange, ensuring that every asset is monitored, maintained, and documented efficiently. The result is a system that reduces administrative workload, enhances response times, and strengthens MTVH’s regulatory compliance with emergency lighting requirements.

The enhanced SMARTLED solution has transformed MTVH’s approach to emergency lighting management.
